Conceived by Boston Architecture firm H÷weler + Yoon, this unique space incorporates the open plan sweep of a loft with the compartmentalized structural elements of a traditional home.
The light-filled kitchen is finished with IKEA cabinetry, Franke plumbing + fixtures, a Thermador oven/range with an externally vented hood and an impressive Stone Technologies countertop island/bar.
The top floor location allowed for the insertion of a clever interior/open-air courtyard, accessible from opposite sides of the structure through sliding glass doors.
The 8-by-8-foot courtyard serves as a light-well and is lined with red South American mahogany slats that continue inside along the adjacent kitchen wall.
The courtyard is open to the elements and allows residents to enjoy the "outside-inside", for quiet reflection, boisterous play or grilling food + mixing drinks when entertaining under a summer night sky.
Once outside, the 468 SF▒ private roof terrace + deck is host to plantings, additional outdoor entertainment space and 360░ downtown city views.
Although the glass-enclosed courtyard separates the kitchen from the playroom, visually there is still a clear line of connection throughout the length of the space.
The 1st-of-2 full bathrooms is lined with glass tile and suffused with natural light through a floor-to-ceiling panel of acid-etched glass that forms part of the courtyard wall.
Step-up/down platforms introduce level changes throughout the loft that divide, without separating, multiple living areas within the space.
Similarly, sliding translucent Panelite screens can be positioned to temporarily partition private offices and reading rooms or, opened completely to create a performance space.
The drop ceiling has been painted white throughout and houses recessed lighting and concealed ductwork for hot air heating and air conditioning.
The platforms have been constructed using 4-by-8-foot sheets of white oak plywood stained and finished with polyurethane.

Elsewhere, the over 100 year old original maple hardwood flooring has been exposed, polished and preserved.
The twin stacks of Trigen-Boston's steam plant dominate the southeastern sky behind the Leather District.
The State Street, 1 Financial and the Federal Reserve buildings provide a spectacular backdrop to the northeastern views.
The northern half of the loft features a long sight-line to the main bedroom space at the rear of the loft.

Access is also provided to a central core of built-in storage solutions and the 2nd-of-2 full bathroom en suites.
As the larger of the two full bathrooms, this en suite features an extended vanity with wall mirror and a separate soaking tub with glass tile tub surround.

Sliding wooden panels conceal linen closets, additional built-in storage space and the toilet amenities within the interior structure of the 2nd bathroom suite.

The simple elegance and efficacy of the H÷weler + Yoon design has been profiled in numerous on-line publications, including: The New York Times, Residential Architect, and the Boston Magazine.
The southwestern exposure offers views over Chinatown's roof tops and floods the main bedroom suite with super-bright afternoon light.
In addition to the main bedroom suite, two smaller bedrooms have been incorporated into the overall design.

Alternatively, the smaller bedrooms can serve as home offices, private studies, guest rooms or simply additional storage.
If required, the open playroom adjacent to the courtyard + kitchen area could be enclosed to create a 4th bedroom space.
