Classic contemporary design elements inform this stylish Leather District Loft.
Condo Fee: $518/mo. includes water + sewer, C.A.M., master insurance and professional management.
R.E. Taxes: $12,408/FYR2009 without residential exemption.
As featured on HGTV and Fine Living, this unique space has been custom-designed within a converted 1890s factory warehouse.
The 2001/02 renovation customized a unique urban oasis throughout 4 levels of vertical space.
The south-western view from the loft captures the street dynamic of living downtown in Boston's historic Leather District.
Across the living room an open "window" gives the space greater depth while a half-wall delimits a raised platform area for the bedroom + bathroom suite.
The bedroom area is carpeted for comfort and is large enough to accommodate a king size bed with side tables.

Ceiling mounted overhead speakers pipe music into the bedroom area from the centrally controlled entertainment system.

Please Note:

All video profiles featured throughout this loft pictorial have been made available courtesy of Feldman Design Services, c/o HGTV and/or Fine Living's 'Breathing Room'.
Located between the bedroom area and the bathroom is a walk-in wardrobe and storage closet.
The walk-in wardrobe is finished with numerous custom cherry wood closet built-ins.
A full-length dress mirror adorns the full bathroom entrance door.
The notion of space + light is continued into the bathroom with the installation of glass panels above the whirlpool tub.
The custom-built vanity features plenty of cabinetry and a honed granite counter surrounding an oval stainless steel sink + faucet.
The bathroom design is complete with ceramic tile flooring and a full steam shower stall with tile sitting bench and built-in speakers for music.
At the other end of the living room is the loft's music atrium and/or library.
The music atrium resides in a decommissioned freight elevator shaft that rises 3 stories to its sky-lit apex.

With some remodeling the music room could be partially enclosed to create a 2nd bedroom and/or private guest room.

To view a video profile discussing the concepts that informed the design of the music + living room, please open this popup window.
The living room and adjoining music atrium enjoy the added charm of a wood-burning fire place.
Heating and cooling throughout the loft is achieved via a combination of forced hot water baseboards, central AC and auxiliary fixed air-conditioning units.
Adjoining the living room is a large open space that can serve as a more formal entertainment area for dining.

The kitchen is raised and separate from the dining area yet remains open to the whole space.
A short flight of steps leads up to the kitchen area.
The clean lines and modern finishes make this galley-style kitchen a definitive example of contemporary kitchen design.

To view a video profile discussing the organizing principles behind this kitchen design, please open this popup window.
The kitchen workspace features tile flooring, plenty of cabinets and bright task lighting.
Granite countertops atop custom-milled cabinetry creates a kitchen workspace as beautiful as it is functional.
The stove-top / oven range includes the additional feature of a deep fryer.
An externally vented extractor hood completes the stove-top design.
The stove-top / range features an extra wide roasting oven.
The kitchen's all stainless steel appliances include brands such as Sub-Zero, Gaggenau and Bosch.
Adjacent to the kitchen work space is a an informal dining / breakfast deck.
The informal dining / breakfast deck can easily accommodate a table set for 4.
Stairs lead up to a 4th level of home entertainment space — the roof deck.
Auxiliary air-conditioning is provided by fixed AC units.
At nearly 500 SF± the roof deck is the ultimate urban outdoor retreat.

Unique to this deck is the 4 person hot tub, yet plenty of space remains for dining or just lying around sun-bathing.
The roof deck was constructed from scratch using pressure treated mahogany wood.

Its southern exposure ensures plenty of day-long sunshine.
The south-western view along Beach Street takes in some of the neighboring condominium buildings, the old Terradyne building and Chinatown beyond.
The western skyline is dominated by the Ritz-Carlton Millennium Towers and the new Archstone Boston residential apartment building.
The north-westerly aspect features the State Street building at 1 Lincoln Street, the borderline between the Leather and Financial Districts.
To view a video profile discussing the loft renovation in general and, some of the roof deck features in particular, please open this popup window.
4 skylights at the apex of the space cast brilliant, day-long natural light down 3 stories to the games room / entry level of the loft.
With a vertical elevation of over 30 feet the loft's interior design takes on an M.C. Escher - like spatial dynamic.
From the 200 gallon tropical fish tank, steps lead down to the next living area below.
The internal structural design of the loft allows natural light to cascade down from the apex, past the informal dining / breakfast deck and "cigar mezzanine", to the entertainment parlor below.
The "cigar mezzanine" is unique within the loft because of it's self-venting smoke exhaust and, that the space can double as a 2nd bedroom area.
To view a video profile discussing the design attributes of the "cigar mezzanine", please open this popup window.
The final steps down to the entertainment / games room / entry level of the loft.
On entry to the loft one is struck by the 30 foot vertical rise and the alternative living spaces the unit can accommodate.
The entry to the loft is a parlor level space that enjoys the industrial charm of exposed brick + beams.
The media center is located within the entertainment, parlor level.
Original wood flooring, brick walls and wooden beamed ceilings make this home entertainment space a veritable "man-cave".
No luxury is spared with the inclusion of a full service wet bar.
Behind the wet bar is the loft's lower level amenities, i.e., 2nd full bathroom + laundry facilities.
The 2nd bathroom features tile flooring, pedestal sink + mirror and a walk-in shower stall.
The walk-in shower stall is finished with mosaic tile stall surround.
The 2nd bathroom also includes the laundry with a side-by-side washer/dryer unit.
Stainless steel sink + faucet detail of the full service wet bar.
Special attention has been paid to the track lighting systems throughout the loft.
The unique character of this loft is testimony to the close collaboration between designer + architect.
The front entrance to the unit from the 4th floor common area hallway.
The loft enjoys exclusive use of a storage closet located on the 4th floor common area hallway.
The unit is accessed via an elevator that is serviced routinely.
The lobby of the 134 Beach Street loft condominiums has been finished with durable flagstone floor tiling and provides direct access to secure off-street mailboxes.
The front entrance to the 134 Beach Street lofts features a secure intercom system.
134 Beach Street is located between Atlantic Avenue + South Street, in the heart of the Leather District.
